ハワイの不動産
年末年始の休暇を利用して家族でハワイに飛んだ。
お正月のハワイなんてツアーを利用すると軽く２０万以上かかる。
ホテルを選ぶとツアー代だけで家族で１００万円は飛んでゆく。
いくら同じ車に１３年も乗り続けても１００万円は痛い出費だ。
しかし海外発券を利用するとエアー代金は一人１０万円程度！
ホテルは４名が定員の部屋を探せば、４人４泊で１５万円ほど！
離島に飛んでも６０万円でお釣りが来る。
今回のハワイの目的は３点ある。
１）ハワイの不動産に関するお勉強
２）ハワイの食を極める
３）サイキックリーディングに挑戦する
まずはハワイの不動産のお勉強！
私達は日本と言う狭い地域で仕事をしているので
「日本の歯医者がハワイの不動産の価格を知ってどうする？」
と言われるかもしれない。
しかし日本の経済と日本の医療はもちろん密接に関係している。
日本での銀行の金利が上昇すれば、歯科医院が借り入れして銀行に支払うお金も上昇する。
その日本の経済とアメリカの経済は密接に関連している。
またアメリカの経済とハワイの不動産は関連する動きをする。
そのために日本の歯科医師は海外に出向いて海外の経済や不動産の活況を
調べることは、日本での歯科医院経営に密接に関連すると言って
ホテル代やエアー代金を歯科医院の必要経費に入れたいが、やはりこれは無理か？
しかし海外から日本を眺める視点を持つことは必要だろう。
また将来少ない可能性ながら歯科医師をリタイアした後、海外で過ごす可能性もあるために
海外の不動産の状況を知ることは私にとって必要なのだ。
マウイ島のカアナパリ地区はハワイの中でも高級リゾート地！
そのカアナパリの不動産の価格がかなり上がっていてバブルに近い状態にあるとも
言われている。
その実態を調査してきた。
日本と異なり、海外では不動産に関する情報はかなりオープンにされているので
簡単に不動産物件の情報が手に入る。
無料の不動産の情報誌はショッピングモールでも手に入るし
地元の新聞にも多くの不動産の広告が掲載されている。
マウイで宿泊したホテルは普通のホテルではなくてバケーションシップ。
そのホテルの１部屋の１年間で２週間の権利を買うシステムで運営している。
ホテルの一部屋の２４分の１の権利を買うのだ。
マウイははっきり言ってかなり田舎！
そのコンドミニアムは１部屋安くて３０００万円！
一戸建てとなると安くて１億！！高い物権は５億以上する。
手が出ない！！アメリカの不動産は日本と違い
新品でなくても管理が悪くなければ古いから価格がどんどん下がることは無い。
しかしこのミにバブルに似たハワイの不動産の活況は
アメリカ経済の力強さから来るものなのか？
危うい局面に来ているのか？
今年一年で答えは出ないかもしれない。
